What is a certified property?
A certified property is a real estate that has been pre-inspected by a state licensed or accredited (if that state does not license) home inspector and there is a warranty for the buyer. Q - What if I wish to advertise my home that has yet not been certified?
A - You may do so. The cost is $ 29.99 per month. If you do certify it a later date, we shall give you full credit for one months advertising fees.
Q - What is the cost of listing my property?
A - It is Zero, free, provided you agree to certify it when a buyer has an interest in it.
Q - What if the buyer places a frivolous request for certification on my property?
A - We wish that it does not happen. Cemulise is a trading platform for serious people. To reduce frivolous requests for certifications, the buyer has to put up $ 29.99 in as escrow account to have your property certified, and agrees to make an offer on your property that is in the range with the appraised value. If the buyer holds their end of the bargain, they are refunded the escrow amount, and the two of you go on move ahead with the transaction. Happy certification!
If some reason, the buyer does not bid with in 30 days of the certification, the certification owner receives 50% of the escrow amount. The prospective buyers stand to loose their escrow funds.
